[IN]verting Renovation Concepts

The CRAN Tour on June 28th will feature a home designed by Matt Fajkus Architecture.

Located adjacent to one of the most popular National golf courses, in Austin, the [IN]verse House takes its name from several design concepts activated to maximize light, views, and program efficiency within a variety of limiting existing conditions. Guiding parameters included physical constraints set by the goal to build from the bones of an existing structure as well as constraints set by the HOA and a sloped site. Environmental constraints also set parameters with the given orientation of the building towards a public space.

Several inverted tactics were taken to transform the old house to the new. The roof was inverted, from a typical gable form to butterfly form to open living spaces towards the golf course, the back of house was purposely designed to act as the new front, private and public spaces were flipped to ensure programmatic efficiency and privacy, and indoor space was converted to outdoor space (a master patio) to accommodate glazing limitations along a public easement.

Learning Objectives:

  1. Navigating the HOA requirements in an a-typical neighborhood environment.
  2. Navigating construction challenges pertaining to inclement weather conditions, HOA restrictions, and the unknowns during a renovation project.
  3. Understanding how to design/manage the limitations of a renovation project adjacent to public space.
  4. Understanding design strategies for daylighting and curating views on a lot limited by public access.
